R&M provided professional services to subdivide a Trust Land Office parcel located south of Boyd Road in the Mat-Su Valley. Our work included a boundary and design survey, wetlands delineation, geotechnical report, platting process, planning assistance, and final construction documents based on the final engineering design for roads and utilities.
The final concept design included 56 lots, with 5,480′ of new road construction. Development of the parcel will be completed in five phases to offset construction costs with revenue generated from the sale of lots. This approach minimizes the need for large construction loans and maximizes final profits.
The Matanuska-Susitna Valley is the fastest growing area in Alaska and is experiencing a housing shortage. The creation of 56 one-acre lots helps to address this shortage, and adds appealing home sites in the community.
