ARRC Subdivision Plat with ROW Vacation and Zoning Map Amendment

This project is located in Downtown Anchorage just south of East 1st Avenue and west of Cordova Street. R&M replatted 23 lots into a single tract with the vacation of the 60’ ROW for “A” Street and rezoned 11 lots from Light-Industrial District (I-1) to Planned Community District (PCD) in accordance with Assembly Ordinance (AO) 2006-46 (S). The consolidation of lots provides for future development flexibility and the rezoning to PCD brings these 11 lots under the same zoning as all other Alaska Railroad owned land in the Ship Creek area.

This project will help to incentive future investment in the Ship Creek area of Downtown, as this consolidation of lots and rezoning provides design flexibility and a broader range of development options. It also implements the Municipality of Anchorage’s adopted plans, including the Anchorage 2040 Land Use Plan and the Downtown District Plan.

R&M’s Dave Hale, PLS in collaboration with the Alaska Railroad Corporation, R&M team members, and the Municipality of Anchorage, prepared the preliminary plat that consolidates 23 lot and vacates the 60-foot “A” Street right-of-way.
